“Is the so-called ‘billionaire tax’ driving wealthy buyers out of the state?
The first in a two-part series on the luxury goods market. Next week is suburban luxury.
The luxury real estate market is quiet in the months leading up to the presidential election.
“The election put a pause on what was a busy $5 million to $10 million market in 2024,” said Maggie Gold Seelig, founder of MGS Group Real Estate in Boston.
After a week, it’s back to business, regardless of who won. Bill Gehan, a real estate agent with Campion & Co. in Boston, noted that buyers and sellers reentered the fray in December, making and accepting offers well in advance of the holiday season.
Asked about the impact of Massachusetts’ “millionaire tax,” another political theme that imposes an additional 4% on taxable income over $1 million, brokers said buyers still own the property. However, he said that some investment amounts may be reduced slightly.
A small number of buyers are reconsidering where they spend the majority of their time with their families. “If Boston is not a true hub, someone who was spending $10 million may now spend $8 million, and someone who was spending $15 million may spend $12 million,” Seelig said. . “At the end of the day, people who want to live in Boston don’t care about taxes.”
Beth Dickerson of Gibson Sotheby’s International Realty in Boston also observed subtle changes. “Empty nesters who are downsizing from Weston or Wellesley may purchase two homes, one in Boston and one in another location where they can establish a home.” said Dickerson.
Regardless of your budget, well-equipped condos are in high demand in Boston’s historic district. Many agents cited Raffles Boston in the Back Bay as this year’s big success story. The building attracted a wide range of buyers. Some are combinations of multiple units.
However, not everyone wants that level of service. “Empty tenants moving into town are looking for an intimate atmosphere that is close to their homes in Brookline and Weston,” Seelig said. “A doorman or concierge to help with grocery shopping or baggage is important, but otherwise they prefer a more private experience.”
Luxury properties like this, especially those with garage parking, three or four bedrooms, and one floor of living space, are hard to come by, and Gehan says most buyers in this price range is what you would expect.
“We get a lot of calls from agents who have clients who want a doorman building but don’t want to live in a high-rise building,” Dickerson said. What was her reaction? “Good luck.”
