The new lawsuit accuss former Miami Heatstar Jimmy Butler of leaving the ravaged luxury Miami Beach House, leading to a pool filled with expensive air conditioner leaks and algae.
The lawsuit was filed Wednesday in Miami-Dade County by 5-Star Marketing and Promotion Inc. about a home that he rented to Butler since August 2022.
The 5,398-square-foot home at Lakeview Court returns to the canal with marine access and features five bedrooms, six bathrooms, a guesthouse, a pool, four garages, an elevator and a media room.
According to the lease in the lawsuit, Butler had agreed to pay $780,000 a year to lease the house, but after the lease expired in August 2024, he continued to live there as a holdover tenant.
Butler later failed to pay $130,000 in rent per month in August and September 2024, the lawsuit alleges.
In addition to not paying rent, Butler filed a lawsuit saying that he would “fall into total devastation due to misuse, negligence and waste.”
Butler changed the lock but did not provide the key to the 5 stars. His Chief of Staff prevented him from accessing the property to perform the required HVAC maintenance, Suit said.
The suit blocks the condensation line, claiming that the filter was not changed as needed, causing a significant leak in the ceiling, which must be removed and replaced.

The leaks also leaned and damaged the hardwood floors below, which resulted in them being replaced, but the moisture from the air conditioner leak also “grown a wealth of molds throughout the facility,” the lawsuit said.
Butler also insisted on hiring people for his own pool cleaning, but the pool had to be replaced, claiming it was “not maintained and overgrown with algae and other debris,” the lawsuit alleges.
Five Star said the repair costs more than $127,000, but the lawsuit alleges that he left the property and refused to pay it shortly after the five-star sent Butler a letter outlining the damages.
Between the damages and the failure to pay rent, the five star claims $387,000 in damages, but a $130,000 security deposit butler is entitled to pay, bringing the total damages to about $257,000.
The 35-year-old Butler joined the Heat in 2019 and was a two-time All-Star All-Star, but his time with the team came to the end of the turbulent year after being suspended multiple times before being traded with the Golden State Warriors.
