Another Broken Egg Cafe and KFC are the first tenants to sign for The Shops at Race Track Road, according to a real estate broker representing St. Johns County commercial development.
Construction on the Shops at Race Track Road, which broke ground in August, is located on seven acres at 4560 Race Track Road in St. John’s, about three miles east of Interstate 95.
Scott Giles, senior broker at Atlantic Retail, said 70 percent of the shopping center is already leased.
The anchor of the center is planned to be a 20,000 square foot neighborhood urban grocery store.

“We have a dental office, a breakfast spot and a nail salon that are all under lease,” Giles said in an email, “and we also have three outbuildings that we lease to a national fast food restaurant group and a local grocery store.”
Giles declined to name the grocery store. Aldi operates about a half-mile west of Durbin Creek Crossing.
“There is 1.44 acres remaining for ground lease or custom housing, and 3,560 square feet remaining for a multi-tenant retail building,” he said.
Jacksonville-based Connelly & Wicker is the civil engineer on the project, and Melbourne’s ME Construction is the contractor.
Houston-based Hanington Properties owns the land through St. John’s at Racetrack LLC. The company purchased the property from Martha Rosenberg and others in 2022 for $8.5 million.
Broken Egg Breakfast, Lunch and Brunch Cafe has four restaurants in the area, with another one under development in the Mandarin Landing shopping center on San Jose Boulevard, north of Interstate 295.
There are more than 15 KFC locations in Northeast Florida, with the closest one being in Mandarin, about 11 miles away.
