The Clay County Development Review Commission is scheduled to review revised plans for a shopping center anchored by a grocery store in Lake Asbury on Sept. 12.
The 12.16-acre project will also include commercial retail, offices and a public park. Plans call for 243 parking spaces.
The proposed 51,390-square-foot grocery store would be roughly the size of a Publix supermarket.
The land is owned by Newbury-based AY Ventures, with Jacksonville-based England, Timms & Miller handling the civil engineering work.
ETM paid the associated fees to the county on Aug. 19.
A grocery store and shopping center is planned for construction at Henry Road and Verbena Parkway, south of the First Coast Expressway.
Thomas Young of AY Ventures said a grocery store has yet to be identified and the process of marketing to potential tenants is in the early stages.
When asked on April 4 whether the grocery store would become a Publix, ETM’s Peter Maher said “no comment” and said there was no timeline for the project.
According to the company’s website, ETM has completed projects at 25 Publix stores in the region, including Argyle Village, Deerwood Commons, North Pointe, Oakleaf Plantation, St. Johns Town Center and Nocatee.
Henry Grocery Center is located adjacent to Henry Road and Verbena Parkway, south of State Road 23, also known as the First Coast Expressway. It is adjacent to 136 acres of undeveloped land owned by Black Sound Development Company LLC. According to Sunbiz.com, Black Sound has the same management team as AY Ventures.
On April 4, the DRC instructed ETM to plant canopy trees and install fire hydrants every 50 feet on the property, plus provide a minimum offset of 150 feet, compared with 100 feet listed on the current plan.
The DRC is made up of several county agencies that review plans for compliance with land development regulations, including the departments of Public Safety, Planning and Zoning and Building.
