Less than 10 percent of new housing built in the Upper West Side’s City Council District 6 since 2022 will be affordable, according to a new study from Councilwoman Gale Brewer’s office. .
The neighborhood, which stretches from West 51st Street to 94th Street on Manhattan’s west side, has seen 630 new homes built in the past two years. Only 68 of the homes were considered affordable, while the remaining 562 were market-rate or luxury homes, according to Brewer’s office.
“New York City needs as many new housing units as possible, but we will never get out of the housing crisis if 90% are market-rate and luxury housing,” Brewer said Wednesday. He said this at a press conference outside the residence. Corner of West 84th Street and Broadway.
In the past two years, seven new housing developments have been built within the six districts. One of them, 266 West 96th Street between Broadway and the West End, accounted for 67 of the 68 affordable units built districtwide since 2022.
One affordable unit was also built at 250 West 96th Street.
The Brewers Office used the city’s definition of affordable housing, where households spend less than one-third of their income on rent and utilities.
Here are five other developments built within the Upper West Side’s 6th District during the period.
2505 Broadway (between West 93rd and 94th Streets): 44 market rate units
378 West End Avenue (near West 78th Street and West End: 58 market rate units)
468 Columbus Avenue (between West 82nd and 83rd Streets): 7 market rate units
2461 Broadway (near West 91st Street): 57 market rate units
2330 Broadway (near West 85th Street): 162 market rate units
