BROOK PARK, Ohio — A new housing development will bring luxury townhomes to Brook Park and transform the former Brookview Elementary School site on Snow Road into a modern residential community.
The project was led by Gray Fox Capital in partnership with Pride One Construction and Project Management Consultants, with the goal of attracting new residents while aligning with Mayor Ed Orcutt’s vision for the city. There is.
Drew Cook, director of development at Gray Fox Capital, told the News Sun the development, named The Villas at Brookview, will include 89 luxury townhomes.
Homes come in a variety of floor plans to accommodate a variety of living preferences.
Townhomes with two bedrooms, two bathrooms and two-car garages make up the majority of the units, but there are also one-bedroom units with one-car garages and three-bedroom layouts. Options will also be added.
Each townhome boasts high-end finishes including stainless steel appliances, quartz countertops, gas fireplaces, luxury vinyl plank flooring, crown molding, walk-in closets, and private entrance garages.
Some units include a sunroom, private office space and electric vehicle charger.
“Each townhome will have an open-concept layout, in-unit washer and dryer, curbside trash pickup, and a private entrance,” Cook said.
The development also includes a clubhouse with reservable entertainment space, fully equipped prep kitchen, gym, and on-site leasing and maintenance.
Outdoor facilities include a gathering area with a fountain and fireplace, a dog park, walking trails, and electric vehicle charging stations.
The project is supported in part by a $553,642 grant through the Ohio Brownfields Restoration Program announced earlier this month by Gov. Mike DeWine.
This grant offsets the cost of demolishing old school buildings and removing aging infrastructure, easing the financial burden on developers.
“This grant will help offset the persistently high construction costs in today’s real estate economy and enable developers to deliver projects that align with Mayor Orcutt’s long-term vision for the city,” Cook explained. did.
“In this case, the development would provide new homes and allow old concrete and pavement to be crushed to create recycled stone, supplementing the need to truck in new stone from the quarry.”
Demolition of the old school building has already begun.
Cook said several sentimental elements from the original building, such as hand-painted tiles and brick, have been preserved for the Brook Park family.
Construction on the north site will begin in May, with the first buildings expected to welcome residents this month.
Redevelopment of the Brookview Elementary School site itself is scheduled to begin this month, with the entire project expected to be completed by spring 2026.
Mr Cook said: “Building on the site north of Snow Road is already nearing completion and the first residents will begin moving into their new homes before Christmas 2024.”
