Downtown Franklin is set to welcome a new mixed-use development in the coming months.
A new 25-unit luxury residential development is under construction just one block south of the city’s historic downtown. It will also include retail, dining and office space.
The Margin District, which spans the 700 to 800 blocks of Columbia Avenue and lies just beyond the city’s historic preservation overlay, is designed to reflect the structure of old Franklin, according to developers.
“We designed the development to serve as an extension of downtown, allowing residents and visitors to explore new living, shopping, dining, and work options. We continue to work closely with the community to redevelop the property in a manner that blends with the character of the area,” said Devin McClendon, CEO of developer NAI Nashville Stanton Group.
Construction is expected to begin in late 2024 or early 2025, with development and home reservations starting at just over $2 million.
Each home will range from 2,000 square feet to just over 3,000 square feet, with two secure parking spaces in a resident-only gated section of the garage and access to an approximately 100-square-foot secure storage unit. Included.
Outside, the antique brass additions, stepped roof line, and gabled upper floor with dormers are all design notes taken from what was popular in 1799, the year Franklin was founded.
The interior of each home is planned with oak floors, natural stone fireplaces, and decorative walls and ceilings. The kitchen features luxurious high-end appliances, custom inset cabinetry, and natural stone countertops. Bath accents include polished nickel fixtures, decorative lighting, and custom trim and casing.
The development also includes outdoor gathering spaces, walkways and streetscape designs that pay homage to the former home of Handy Hardware Store. Arlington Family Office purchased the former hardware store site in 2020 and purchased six additional lots on Columbia Avenue for development.
“Our vision to create a new standard for integrating advancement and preservation began four years ago, and we are excited to see it come to fruition and break ground soon,” McClendon said. . “We believe The Margin District is an ideal location for both new retail and office space, and we are pleased to announce that The Beacon Group will be the exclusive owner of The Residences in The Margin District. We are particularly pleased to act as an intermediary.”
In addition to NAI Nashville Stanton Group and Beacon Group, the development team includes Studio 8 Design as principal architect, Nequette Architecture & Design as residential design architect, and H+B Land Design as landscape architect. It is. Engineering firms include Enfinity Engineering, EMC Structural Engineers, Dale & Associates, and TerraCon. American Constructors is the general contractor and Davis Properties is handling home construction.
Additionally, potential buyers can expect private outdoor terraces, elevator access and additional amenities to provide homeowners with a lock-and-leave lifestyle, the developer says.
“We are excited to be a part of such a special opportunity in Franklin,” said Leah Crutchfield, Realtor and Team Leader for Friedrich & Clark Realty’s Tennessee Beacon Group. “The Residences at The Margin District is where tradition meets tomorrow, offering an unparalleled level of classic luxury to this community.”
