Tampa-based Ocean Blue Group is moving forward with plans to build a new retail shopping center along U.S. 27 in Davenport, but with a different tenant mix.
A shopping center proposed for U.S. 27 in Polk County would include two large retail buildings, a gas station with a convenience store and seven separate parcels. Ocean Bleu Group’s conceptual site plan for the 21-acre site at the intersection of Florida Development Road across from Ridgewood Lakes Boulevard.
The developer had previously submitted conceptual plans that included a 54,000-square-foot Rooms To Go store and a junior anchor. The new plans replace these with a 30,000-square-foot fitness center and a 23,256-square-foot grocery store, which would fit within the building footprint of the ALDI prototype store.
Ocean Blue founder Brian Schultz said the company plans to submit a master infrastructure plan within the next 90 days, and the company has held pre-application meetings with both Polk County and FDOT.
“They have been very cooperative and easy to contact, and we expect this to continue through the approval process, construction and operation,” Schultz added.

Schultz couldn’t reveal the names of the tenants because they signed non-disclosure agreements, but confirmed that the spaces will include a gas station, bank, fitness center, grocery store and a variety of fast food, fast casual and casual dining options.
Schultz believes the project’s tenants have not been negatively affected by online shopping.
“This corridor is experiencing rapid residential and business growth both to the north and south,” Schultz said. “They need the additional supportive facilities that our project provides. Our project meets the daily needs of employees and residents. We always look forward to delivering development that meets the needs of our community.”
The broker on the project is Robby Holihan of SRS. Ocean Bleu’s civil engineer on the project is Suddeth Civil of Orlando.
Schultz is currently developing The Square at Osceola Parkway, a 77-acre project anchored by Floor & Decor in Kissimmee, and has several projects in the works in Seminole County, including retail centers in Altamonte Springs and Sanford that will include Chick-fil-A, Starbucks, Chipotle and Wawa.
