Cathartes and its joint venture, Chinburg Builders Inc., have announced the start of construction on its new waterfront luxury apartment project at 53 Green Street, known as “The Maris.”
The mixed-use development will feature 45 residential units with 2,600 square feet of commercial space at ground level. It will become the only downtown residential community in Portsmouth with amenities including on-site concierge services. Additionally, Maris will create open community spaces along North Mill Pond, public art and walkways as part of the North Mill Pond Trail and Greenway.

Translated from Latin to “sea” Maris offers views of the adjacent North Mill ponds and the Piscataqua River, including full docks and a limited number of boat slips. The building has a curved, nautical-style façade that serves as the gateway building to Portsmouth’s North End.
Maris residents have access to numerous amenities in the building, including a yoga studio, bicycle storage, a pet spa, a club room and a fitness centre with meeting rooms.
Maris offers apartment size combinations, including one, two-bedroom, three-bedroom, and three-bedroom units. All homes have balconies with select units that offer an oversized terrace. Residents will have access to underground garage parking.
Once completed, the project will create more than 22,000 square feet of community space along the tide pond. Community Space is part of the larger North Mill Pond Trail and Greenway project, offering scenic lookouts, seating areas and multi-purpose passes for cyclists and pedestrians.

Cataltes has been involved in the Portsmouth market since 2004 when the construction of the Hilton Garden Inn and the Harbour Hill Condominium began. Shortly thereafter, it led the redevelopment of the former Parade Mall to Portwalk Place, and more recently, Cataltes partnered with the XSS Hotel to build the AC Marriott adjacent to Maris.
Chinberg, the project’s construction partner, has extensive experience building communities on the New Hampshire coast. Chinberg led the development of 233 Vaugh Street in Portsmouth, a luxury apartment building.
