The Escambia County luxury real estate market has launched a strong new year during January, when multiple homes are on sale for over $1 million.
Two of the most expensive homes in the county for sale are in Pensacola, another pair is in Pensacola Beach, and the rest is in Perdido Key. Four of the five homes on this list are waterfront properties.
On average, luxury homes in the market sold for $1.45 million, according to the Pensacola Association of Realtors’ Multi-Listing Services (MLS). MLS is a real estate database that tracks home sales across the region using records of local real estate agents and was used to create this list.
Here is the list of the best-selling homes in Escambia County throughout January.
5. 1735E. Blount Street, $1.2 million
This East Hill home was built in 1918 and was the only facility on this list that had no waterfront views. Despite his age, the Blount Street property remains one of the most expensive homes for sale across the county in January, closing for $1.2 million.
The two-storey home is approximately 4,028 square feet, combining with early 20th century charm with modern technology, including appliances from the last decade.
The home sale included a separate guesthouse for the property. It is equipped with its 540 square feet of space and has its own kitchen among other amenities. Overall, the house sits on a 0.4 acre parcel.
The home was listed by Connell & Company Realty Inc. in November and ended its $1.2 million sale on January 31st.
4. 1204 Panferio Drive, $1.37 million
The Pensacola Beach property was Escambia County’s fourth-highest home sales last month, closing at the end of January for more than $1.3 million.
The two-storey home sits on acres less than three acres, with five bedrooms, four bathrooms, 3,264 square feet and soundside views. The property also features a balcony, fenced backyard, a pool and a covered patio for residents to relax.
This detached modern style home was originally built in 1959, but was renovated before the sale was eventually renovated.
LPT Realty listed the former owner’s real estate in September at a starting price of $1.4 million. The home sale ended on January 29th at $1,375,000.
3. 2371 Bayou Boulevard, $1.6 million
The Pensacola property, which has three bedrooms, three bathrooms and just over 2,800 square feet, was one of the top luxury home sales in the county last month.
The one-storey home sold for $1.6 million at the beginning of January and sold just months after its launch into the market.
Originally built in 1956, it comes with a dock and boat lift-out that allows residents to see the sea of the Bayou. Overall, this property includes approximately 0.62 acres.
Connell & Company Realty, Inc. real estate agent Ann Hall listed the property of the former owner for $1,675,000. Home sales closed on January 3rd for $1.6 million.
2. 17030 Starboard Place, $1.77 million
Last month, Escambia County’s best-selling home runner-up was this Perdido Key Property on Starboard Place, which sold for around $1.77 million.
Located in the Yacht Harbor Cottage Subdivision under development, its amenities include assigned boat slips, pickle ball courts and pools, making the property the best-selling home in Perdidokey for the entire month.
The Yacht Harbor Cottage Subdivision consists of detached homes with a variety of floor plans, including the “Lorenzo” floor plans, which are modelled on this property.
The three-storey home is approximately 2,500 square feet and comes with five bedrooms, six bathrooms and a garage over nearby amenities.
The property was listed by Peggy Butler, a real estate agent for Lauren Moore and Levin Rinke Realty, and closed from $1.75 million to $1,775,114 on January 17th.
1. 900 Ariola Drive, $2.12 million
Last month, Escambia County’s best-selling home was this two-storey facility in the Villa Segunda parcel of Pensacola Beach, selling for over $2 million a month after Susan Carlton was listed alongside Point South Rental & Real Estate.
The age of the old property, three years old, is reflected in its design thanks to the wooden cabinet and the brightly colored walls that adorn its interior.
The home could become a top rental property as it can accommodate up to 18 guests at a time, with six bedrooms, six bathrooms and almost 3,000 square feet of space.
The home has a view of the Gulf Coast waterfront, but conveniently located right next to the beach and the walkover of Avenida 17, making it a simple time for guests looking to enjoy beach amenities.
It was originally listed for $2 million by Carlton and Point South, and on January 31st the home was closed for $2,125,000.
