The developer of Center Parc Place, a luxury condominium complex in downtown West Hartford, began construction on an underground garage earlier this year and plans to complete the six-story building by the end of 2026.
Potential buyers have already reserved more than a quarter of the 58 condominiums, including 10 of the 13 luxury sixth-floor units, according to real estate agents working with developer Arapahoe. is also included.
A 2,700-square-foot penthouse unit with three bedrooms and four baths, listed for more than $2.8 million, has been booked, according to Coldwell Banker’s Kate Dadabo. One buyer decided to combine two condominiums to create a single 3,600-square-foot unit priced at more than $3 million, she acknowledged.
Mayor Shari Canter said Monday that Center Parc will further increase the diversity of housing opportunities near the heart of West Hartford, which has been one of Connecticut’s most popular retail and dining destinations for the past two decades. said.
“There’s been incredible interest in the center. People want to live here because of its vibrancy,” she said.
Contractors demolished two small buildings on Arapahoe Street last month to make way for the project.
Just a few blocks away, builders are completing The Camelot, a 44-unit apartment complex dedicated to affordable housing. At the same time, Avner Krohn’s Jusco Development is completing The Byline, and Continental Properties is nearly completing the framework for the 172-unit One West Hartford. Both are luxury apartments.
Cantor said providing rental and owned housing at different points on the income spectrum means a wide range of people can live in West Hartford.
Dadabo said the town center is a key factor in attracting people to Center Parc Place.
“Our typical clients, the people we meet, the calls we get, they want to downsize. Many of them are locally-born or locally-raised and locally-grown. They really want to be in the heart of West Hartford,” she said. “They like the idea that this is new construction at West Hartford Center and they don’t have to do anything and it’s already done.
“Many of the calls indicate that they have some connection to West Hartford at some point in their lives. They once lived here, raised their children here, and moved away, but now… may want their children to move here and be closer to their grandchildren,” she added. “Or some people lived here when they were younger, moved to New York or Boston, and want to come back.”
Many are retired or nearing retirement, but Dadabo and colleague Maggie Brennan say the age range is mixed. The project is attracting interest from young professionals who left for careers in larger cities but want to return to West Hartford, he said.
When asked if the success of West Hartford Center and Blue Back Square mattered to buyers, Dadabo said: For those who already understand West Hartford, that’s obvious. You’re right in the middle of downtown West Hartford. Everything is within walking distance. You don’t have to move your car if you don’t want to leave downtown West Hartford. ”
