Despite wind and rain, community and political leaders gathered in North Cornwall Township on Dec. 11 to break ground on a new luxury condominium.
North Cornwall Commons has announced that the complex, named 117 On The Boulevard, will consist of 36 luxury units. Developer Byler Holdings partnered with Garman Builders for the project.
The three-story building has been in the planning stages for the area since 2004, said Michael Swank, director of real estate for Beiler Holdings. These condos are part of a 120-acre site development that includes residential, office, and retail space.
“We’re planning to start moving earth here later this month, but it’s going to be a construction process that will take about a year to get tenants in,” he said.
Units range in size from 1,041 square feet to 2,180 square feet and include options from one-bedroom/one-bathroom designs to three-bedroom/2.5-bathroom layouts. The building will also feature a rooftop lounge, grilling area and fitness center.
The building will also include 42 underground parking spaces for tenants, Swank said.
“There is no other option for this type of housing in Lebanon County with this building,” he said. “So we’re excited to bring something new to the community and we feel like there’s a need for it. The demand is there.”
The Lebanon County Housing Authority has a waiting list of more than 8,000 people looking for housing, according to county officials. Many of them are single mothers with full-time jobs, seniors on Medicare, and disabled veterans.
Construction on the North Cornwall Commons project began in 2017 after a proposal in 2004 and several years of planning. The community currently has a number of retail stores, restaurants, salons, and other businesses located next to the townhomes. Officials said Wednesday that 117 On The Boulevard is the next logical step in the community’s growth.
“It continues,” Swank said. “We started with the retail building that houses Isaac’s and Ancestor Coffeehouse, and then we built townhomes and kind of built off of that. It’s like a natural progression.”
