The penthouse, which offers “tree life,” will be the county’s first penthouse condominium.
The last two remaining penthouses in Healdsburg’s Mill District are now for sale. But as the style of the homes suggests, these are luxury properties with price tags of $7.5 million and $8.6 million.
Located in the Canopy Condominium community, the penthouse will be the county’s first penthouse apartment. Characterized as “tree-level living” on the Mill District website, the penthouse offers fourth-floor views.
Mike McCone, Replay Destination’s vice president of development, said the penthouse’s value and appeal is based on design features such as white oak floors and quartz countertops. He said the homes are also within walking distance of downtown Healdsburg, which has shops, restaurants and tasting rooms.
“This is a truly unique location. There are other very upscale options for buyers in Healdsburg, but we have a very special location,” McCone said.
McCone said there are five penthouses, three of which are under contract. The buyers are a couple purchasing a primary residence.
The $8.6 million penthouse boasts 3,624 square feet indoors and more than 2,004 square feet of outdoor living space on a wraparound balcony. It has three bedrooms and three and a half bathrooms and is priced at $2,373 per square foot.
The $7.5 million penthouse measures 3,189 square feet inside and an additional 1,052 square feet outside. There are three bedrooms and three and a half bathrooms.
It was designed by architecture firm Olson Kundig, which was featured on this year’s 2025 Architectural Digest AD100 list for its designs for hotels in Colorado and resorts in Montana, West Virginia and the Bahamas. Both penthouses feature floor-to-ceiling glass walls and panoramic views. Each room also features a “spa-like bathroom” finished in stone and wood, and a kitchen with Miele appliances.
The two penthouses are “poised to set new price records for Sonoma County,” according to a Mill District news release.
Prices for these two penthouses are comparable to those in San Francisco and typically range from $3 million to $9 million, according to Zillow.
Most properties that sell for millions of dollars in Healdsburg are usually homes. One home on the market for $8.4 million had more than double the indoor square footage, its own pool and guest barn.
According to online real estate marketplace Zillow, the median home price in Healdsburg is $1.85 million.
The Mill District penthouse under developer Replay Destination will soon include a community that includes health and wellness facilities, a fitness center with a 75-foot pool, dining and retail outlets, and a planned 53-room luxury hotel. It is planned to have facilities. It will start in the second half of next year.
Mill District is a mixed-use redevelopment of a former sawmill located on 10 acres of land. The idea for the $500 million project was proposed in 2017, and construction began five years later.
Apartments, garden houses and penthouses in the area are selling well, with a sales rate of 70%, the Press Democrat previously reported. Prices range from $1.65 million to $6.5 million, excluding the penthouse.
