MEQUON — Two new development stores could soon open along Northport Washington Road in Mequon’s Northeast Commercial Corridor.
City officials took up two proposals last month. One request seeks construction and site plan approval for a 3,415-square-foot Chase Bank with drive-through ATM lanes at 11001 Northport Washington Road, the former Ace Hardware site; A 12,000-square-foot, 13-classroom child care facility located on the lot at 10921 Port Washington Road.
The bank, which combines nationally branded traditional architecture using precast stone and red brick, includes the demolition of the existing building, according to agenda information provided to planning commissioners. Applicant Architects Partnership, Ltd.’s concept parking layout shows parking spaces removed from the Town Square Road street frontage because the original plan did not comply with the required setbacks. The revision includes 21 parking spaces that meet design requirements.
Assistant City Engineer Cole McCraw commented on the parking lot, specifically the two access points to West Town Square Road. The east side access point is only visible as an exit and is located in the queuing area for eastbound traffic, so we removed this access point to prevent conflicts with traffic and installed the 11025N- directly across from the west entrance. We recommend locating at or after 11043N Port Washington Road. 1320 W. Town Square Road Drive west on driveway.
McCraw also noted that city ordinance prohibits driveway connections within 75 feet of intersections, and since Northport-Washington Road is under Ozaukee County jurisdiction, any work at the site would require a county permit. It was also mentioned that there is a possibility that
“As a former business owner who was in the building just north of that, I think that’s a really good idea because it’s a difficult intersection,” Commissioner Robert Strzelczyk said of having only one access point.
The applicant requested further discussion on the location of the access points and whether to include an exit-only access point or potentially move one full-access driveway further east.
Just south, behind the Arby’s fast food restaurant, is Kiddie Academy, a national childcare franchise that also has a location in Brookfield.
This other new development is part of an approved PUD that includes nine acres of land and five construction sites, including Landmark Credit Union, according to the agenda. The south end of the site will feature a brick building with aluminum storefronts and metal awnings, a kitchen and drop-off lane for 10 vehicles, three pickleball courts, a mini soccer field and other play areas. A playground with facilities will be constructed. Facilities located at the west end of the site. Suggested business hours are 7 a.m. to 9 p.m. Monday through Friday and 6 a.m. to 7 p.m. on weekends.
“Essentially our motto is that when parents leave their children at our facility, they feel that their child will learn something,” said Kuldeep Gupta of Bright Future of America LLC. ” he said.
Developers also feel there is enough space to accommodate expected demand based on his other location, and for additional store openings on the west side should that become an issue. He added that there would be room.
One nearby business owner, while not opposed to the project, expressed concerns about traffic, primarily on the main thoroughfare south of Mequon Pavilion.
“That boulevard is basically managing over 30 stores…traffic coming southbound on the port (road) that either enters the pavilion or makes a U-turn,” said the owner of Feedbag Pet Supply, located across the street. , Mark Haslam said. “We’ve had some accidents at that intersection, but we don’t want to point fingers and say, ‘Oh, it’s because of development and all that.’ That’s the nature of development, and that intersection is going to be really, really congested, and there I’m really worried that there will be more accidents.”
Mark Seidl of Pinnacle Engineering Group LLC recalled that the land was once slated for a 30,000-square-foot athletic club. This project was one with far higher density and trip generation than any child care facility. A comprehensive traffic study was conducted and submitted to Ozaukee County for approval and road improvements.
City staff identified three access points that could be used on the property. One is north of the development leading to the Mequon Court Apartments, on the main road between Arby’s and Landmark Credit Union, and the other is south on the same road as Gillies. car wash.
“We believe this arrangement will provide customers of the various facilities with multiple ways to enter and exit in case of congestion,” said Jack Soeder, assistant director of community development, adding that the city: added to. Consider including no U-turn signs as approved by the county.
Staff recommendations, subject to approval, include signage exemptions and updates to lighting and landscaping plans. To reduce noise from the outdoor play area, outdoor sporting activities are restricted to 8pm on weekdays, and staff recommend that this area not be used after dusk at any time.
The proposed Chase Bank in Mequon could be the second in the city, with the first line further west on Mequon Street.
