And in fact, Key Biscayne remains one of the most expensive zip codes in the state, with a median closing home sales price of $1.45 million in 2024, according to a study released this month by Property Shark.
The village’s zip code, 33149, ranks fifth, but it’s far behind Miami Beach’s zip code of 33109, which includes upscale Fisher Island.
The neighborhood’s median sales price was an astonishing $5.75 million, making it the only area in Florida’s top 100 wealthiest ZIP codes (second only to Atherton, Calif., and San Mateo County’s $7.9 million). #4, 2 Regions) Located in Sagaponack and Water Mill, Hamptons, New York. )
According to a report from Property Shark, a leading New York-based real estate data platform, this year has been “a year of cautious recovery for the nation’s leading luxury goods markets. 1. Miami Beach 33109 (includes Fisher Island) – $5,750,000

4. Boca Raton 33432 – $1,475,000
5. Key Biscayne 33149 – $1,450,000
The village of Key Biscayne is consistently a top-five spot. For example, going back to PropertyShark Records’ 2016 median sales price, 33149 ranked 4th with a median sales price of $904,500, behind Miami Beach’s $3.4 million (33109). Boca Grande (33921) in Lee County for $1.29 million; and Miami for $1,094,100 (33122).
Miami Beach Fisher Island’s 33109 actually fell one spot in this year’s national rankings, but its median price of $5.75 million set a record. Fisher Island’s ultra-luxury community also recorded its fifth consecutive year of price increases.

– 50 Ocean Lane Dr. 3 bedroom, 2.5 bathroom, 1,730 square foot apartment sold for $1,265,000
In May 2022, Key Biscayne ranked #4 in a separate study by Stacker using Zillow for real estate records.
