Since its introduction in Jersey City this spring, The Devan luxury apartment complex has seen rental rates exceed 50%.
Developers Fields Grade and Ursa Development Group announced a milestone Oct. 8 for the Hudson County Gold Coast community. The building is located at 3 New York Avenue, on the Hoboken-city border.
The eight-story Devan features 336 studio, one-, two-, and three-bedroom units.
Ironstate will serve as the building management company, leveraging upscale on-site amenities to foster community within the space. Previous resident-only activities and events include summer pool parties and outdoor movies. Upcoming rooftop Halloween parties and “Wine Down Thursdays” are also planned.

In Rochelle Park, Tarfra Real Estate’s Delford has been leased up for the summer. The news comes at the same time the real estate and development company closed on permanent financing for a 160-unit luxury community.
After fully launching the leasing program in November of last year, occupancy began in Delford in February 2024. The project broke ground in 2022.
Located at 120 W. Passaic St., this property is part of the Village Center. The mixed-use development will include 8,000 square feet of retail space. It also features a 100,000 square foot self-storage facility. Tarfra said the building was later sold to a self-storage operator.
This property is also adjacent to Westfield Garden State Plaza. Routes 4 and 17, Interstate 80, and the Garden State Parkway are also nearby.

In Essex County, leasing is currently underway at Highgate in Livingston.
Short Hills, a joint venture between Continental Properties and Garden Communities, announced the launch of a four-story, 169-unit apartment property on October 8th.
Located at 100 Eisenhower Parkway, it features a combination of one-, two-, and three-bedroom units with an array of resort-style amenities. Last June, the project secured more than $49 million in construction funding.
