Prices for the new luxury townhomes on Gunbarrel Road in Chattanooga start at about $950,000 and will cater to older homeowners looking to downsize and professionals who need maintenance-free space with airport access. .
Builder Claudio Costa, founder of W. London Construction, is partnering with developer Omar Shulak of Green Code Developments on a 41-unit gated townhome community called Heron Square in East Brainerd. I am. The facility will be built on 5 acres of land with a pickleball court, a communal firepit, and a wooded area with nature trails.

There are two types of townhomes: the 2,777-square-foot Piccola and the larger 3,227-square-foot Castello. The Piccola will cost $949,000, while the Castello will cost $1.1 million.
The three-story unit will feature an elevator, gas lanterns, gas fireplace, walk-in tile shower, hardwood floors, quartz countertops, an outdoor patio and a two-car garage, according to the brochure. Featuring 3 1/2 bathrooms and up to 4 bedrooms including a master bedroom on the top floor and an optional in-law suite on the bottom floor. The garage will also be pre-wired for electric vehicle charging stations.

The developers plan to build the community over five phases. The homes will be built in pairs around a private plaza at the corner of Gunbarrel and Mintom streets.
Costa builds high-end custom homes and hears from older couples with 7,000- or 8,000-square-foot homes looking to minimize maintenance and yard work. Since the kids are out of the house, we don’t need as much space. Costa said that in his new community, residents won’t have to mow their lawns or take care of their landscaping. The homeowners association will be responsible for that work.
“We’re creating luxury boutique style for people who want to size down but still enjoy luxury,” Costa said by phone.
Costa said he has customers in downtown Chattanooga who have complained about noise, traffic and tourism. The Gunbarrel Road development provides a convenient alternative, he said.
“It has restaurants, banks, a hospital, everything you need in a residential area rather than a commercial area,” Costa said.
The community is approximately 8 miles from the Chattanooga Airport and across from the Publix on McCutcheon Road.
Costa, a native of Brazil, first visited Chattanooga as an exchange student in 1987 and returned in 2000 for a six-month training focused on various construction materials. Costa fell in love with the city and decided to stay here. He has worked as a general contractor since 2003, completing residential and commercial projects.

“We do a lot of modern architecture in Brazil, so my dream was to build something different and unique here in Chattanooga,” Costa said. “For years we weren’t ready. This isn’t 100% modern, but it’s a mix of modern and classic, so it’s going to be a timeless design.”
Ryan May, co-owner of Real Estate Partners in Chattanooga, is the listing agent for Heron Square. The project may appeal to residents of East Brainerd neighborhoods like Council Fire and Mountain Shadows.
“There’s nothing like this in East Brainerd,” he said by phone. “There are some townhomes like this along the river that have elevators. … No.”
Prime Minister Theresa May said officials began promoting the project last week. Roads and infrastructure are also well-developed. Officials are awaiting a contract with a buyer to begin construction of the townhomes.
“Claudio is very patient because he wants to make sure the market is where it needs to be,” May said.
