The 1400 Madison project is a 187-foot apartment tower with 365 income-restricted housing units located on First Hill. The building is likely Seattle’s first affordable high-rise in more than 50 years. This successful project is the result of a partnership between Plymouth Housing and Bellwether Housing. The Weber Thompson-designed building has 17 floors above ground, a partial basement, and five staff parking spaces.
Performance Contracting was thoroughly involved throughout this project and assisted with design and schedule elements. Performance Contracting’s scope of work consisted of indoor and outdoor metal stud frames, weather barriers, insulation, drywall assemblies, fiber reinforced plastic panels, fire protection, and fire and acoustic ceiling assemblies.
Scheduling conflicts with the use of the external loading platform “Preston Deck” posed major challenges to the construction of the building. Performance Contracting originally planned to panelize the exterior panels, transport them to the site, and use the exterior loading dock to load the exterior panels onto the floor. Performance Contracting rotated and constructed the exterior panels on site. By building a panel table on site using a cart made of Unistrut and shaft walls, scheduled materials can be delivered to the site and stored on the man hoist. The panels were then built on-site and installed on schedule.
