A new $410 million luxury hotel project will soon open less than a mile from Globe Life Field.
New York-based Loews Hotels filed an application with the Texas Department of Licensing and Regulation on Tuesday for plans to build a 513-room hotel at 1300 Ballpark Way.
Construction is expected to begin in November and be completed in June 2028. The hotel will also include 35,000 square feet of meeting space.
Dallas-based HKS., Inc. is listed as the design firm for the project. State documents refer to the property as the GFT Hotel.
Information in the TDLR filings is preliminary and subject to change without notice.Representatives for Lowe’s and HKS did not immediately respond to requests for comment.
The Dallas Morning News reported that Arlington will enter into a public-private partnership with Loews to build a hotel to replace the 311-room Sheraton Arlington Hotel in 2023. Loews acquired the property last summer. Built in 1984, the 19-story hotel has about 26,000 square feet of meeting rooms and was last renovated in 2009.
The old Sheraton is scheduled to be demolished by Sept. 30, 2026. It’s unclear when the old hotel will be demolished. The demolition will free up up to 14 acres for the new project. The new parking lot will serve the planned hotel and other amenities in the surrounding area. The parking lot is already in development, City Manager Trey Yelverton said.
The city of Arlington will contribute $40 million to the development and provide annual subsidies totaling more than $57 million over 25 years. The Arlington City Council approved the project late last year.
“The project is expected to generate $3.1 billion in economic impact over 30 years and provide a net benefit of $711 million to the city, Tarrant County and the Arlington Independent School District,” city council documents state.
With the new hotel, Loews will have about 1,700 rooms in Arlington.
The hotel is less than a mile from the Loews Arlington Hotel & Convention Center. The 888-room hotel and meeting space, located between the Texas Rangers’ Globe Life Field and Choctaw Stadium, the Rangers’ former home, opened earlier this year. Loews opened the $150 million, 300-room Live! by Loews Hotel in 2019.
“We’re already excited,” said Marty Wieder, executive director of the Arlington Economic Development Corp. “We love their product, and we’re pleased that they want to add a third hotel.”
